Parcel-level housing insights just got more precise

Regrid’s parcel fabric grows because you tell us what you need. Over the past year, we kept hearing the same request: Make the residential basics consistent everywhere. So we did.

Regrid is adding  bedrooms, bathrooms, effective year built, structure square footage, and more last-sale details to our nationwide parcel data. These are some of the  everyday facts that people in real estate need to know. That housing analysts, researchers, builders, and investors want. Now they’re at your fingertips wherever you use Regrid data – in the Regrid App, our self-serve Data Store, or Enterprise licenses.

 

What’s in this release

  • Total Building Area: Total square footage of all structures on the property
  • Area Building Code: Lets you know what the Total Building Area figure encompasses (main house, all structures, etc)
  • Number of Rooms: Total number of rooms for all buildings on the property.
  • Number of Bedrooms: Total number of bedrooms.
  • Number of Bathrooms & Partial Bathrooms: Separate fields for full and partial bathroom counts.
  • Number of Stories: The number of stories for the buildings on the property.
  • Effective Year Built: Offers a practical view of functional age and code era, especially when renovations have changed the story since the original build year.
  • Number of Units: Total number of units on the property.
  • Last Ownership Transfer Date: Slightly more nuanced than “Last Sale Date”, this field can indicate a non-arms-length transaction since the last sale.

All of this amounts to more residential context in your parcel workflow that lets you find what you’re looking for.

Use the new residential attributes to do common tasks faster—without rebuilding logic for each county.

  • Spot rehab candidates. Combine bed/bath mix, interior square footage, and effective year built with last-sale timing to surface properties likely due for investment and prioritize site walks.
  • Plan ADU and gentle infill programs. Cross-reference stories and structure footprint with parcel context to find homes and blocks where accessory units and small additions are actually feasible.
  • Aim infrastructure and resilience upgrades. Pair stories and interior square footage with age signals to concentrate upgrades, weatherization, or safety retrofits where they’ll move the needle.
  • Stabilize models upstream. Standardized beds, baths, stories, interior square footage, effective year built, and last-sale fields reduce imputations and hand-tuning before results flow into downstream tools.
