November 2024 Parcel Data Update

A detail of updates in October of 2024 and a preview of the upcoming counties in our pipeline is below.

 

 

 

Parcel schema changes and data enrichments rescheduled for Q1 2025 - As we mentioned last month we will be making a schema change in Q1 of next year to add greater value to our premium schema. 

We will be adding the below fields with this change: 

  • original_mailing_address - uncleansed owner field encoded as a JSON object
  • regrid_owner - owner name with predictable punctuation and common government owner names standardized. Example “B.L.M.” and “BLM” would be standardized to “Bureau of Land Management”
  • deeded_acres - acreage reported by the government source as the deed acreage.
  • neighborhood_code - alphanumeric code from the local source associated with a neighborhood
  • preciselyid - unique identifier maintained by Precisely to assist with parcel level matching to other industry datasets

At the same time we are planning on some exciting data enrichments to our Premium Schema.  Regrid customers will have received a sneak peak to these enrichments in their email inboxes.

 

Further details, full fields definitions, and sample Premium Schema output including all new fields will be available in the coming months. These changes will likely begin to be made available near the end of January, though that could push back, we’ll make sure to communicate final timelines as we get closer to the go live date.

 

Updates to our Verse table coming in Q1 - In conjunction with our upcoming schema change in Q1 we will be making some updates to our verse table. With our expansion into Canadian parcels, we will be internationalizing our verse table to be less USA-specific. What this means is that we’ll be a) adding three new columns, and b) renaming five columns. 

 

The three new columns will be as follows:

 

Columns Added:

  • admin0:

  type: text

  values: 

  name: Country

  description: Two-letter country abbreviation

  Source: Automatic

  • admin2_type:

  type: text

  values: 

  name: Admin 2 Type

  description: The type of administrative boundary for admin 2.

  source: Hand

  • sq_km:

  type: int4

  values: 

  name: Square Kilometers

  description: The area of the place, in square kilometers

  source: Automatic

 

The columns that we’ll be changing are as follows: 

  • state => admin1
  • county => admin2
  • seat => admin2_center
  • city => admin3
  • msa => metropolitan_area

These changes won’t have any effect on your continued use of the data files themselves. However, depending on your use of the verse table, there may be some small changes needed to your ETL processes. We will have a version of the new verse table available to test as early as the middle of November.

 

Standardized Zoning continues to expand coverage - In February, we launched our Standardized Zoning Add-on with coverage for over 85 million parcels in 6,000 unique municipalities across 900 counties. As of today, we have coverage for over 93 million parcels in 7,100 unique municipalities across more than 1,200 counties. Coverage continues to expand, and we want to hear from you about areas where you need zoning so we can target the arenas you need the most.

Note: In December we’ll continue to provide updates for the remainder of the year at our regular volume and pace, but they’ll be less focused on individual states and more so focusing on refreshing some of our older places across the country or those that are deserving of additional updates.

 

In the pipeline for January 2025:

The timeline for 2025, including January is currently being framed and scheduled based on the most up to date information we have on the local and state government data release schedules.  We’ll have a better update for you on what to expect in January with our December message so stay tuned and let us know if there are areas you would like us to focus on as your feedback helps ensure we deliver you what you need when you need it to the best of our ability.
