THE CHALLENGE
Early in a project, Michael often starts with limited location information, sometimes just an intersection for a vacant lot. He needs to quickly find the correct parcel, understand boundary context, and screen for feasibility constraints like FEMA flood hazard areas, wetlands, and terrain. Doing that usually means jumping between multiple sources, and then back-checking details like ownership on county assessor sites when records may be more current.
THE SOLUTION
Michael uses the Regrid website as his “Google Maps for properties.” He searches by address or parcel number when available, then turns on layers to evaluate flood hazard first, followed by wetlands and elevation contours to understand how the site behaves. He saves properties to projects so he can return to them easily, then exports parcel boundaries using an area-of-interest workflow and brings that shapefile into AutoCAD to sketch early concepts before a formal survey exists. From there, he verifies details on assessor sites and continues the due diligence process with the relevant municipality.
