March 2025 Parcel Data Update
A detail of updates in February and a preview of the upcoming counties in our pipeline is below.
Average Parcel Age: 159 Days (down by 16 days)
Number of Parcels Refreshed: 38,827,140
Number of Counties Refreshed: 523
Number of New Parcels: 88k
Update to mailing address handling - In April or May of this year we will begin standardizing the addresses within the mailadd field to USPS standards. If you need the unedited mailing address as it was delivered from the source, that is now available in the original_mailing_address field.
We added the original_mailing_address field in the late January schema change to prepare for this improvement. The original_mailing_address continues to contain the same data as the mailadd field.
Please let us know if you have any questions, and we will provide a more concrete timeline for the transition next month.
Verse table exports - As a reminder, when we rolled new fields to the Regrid Schema in January we also made some updates to our Verse Table. Details of the change to the Verse Table can be found on our January Blog post.
Changes to GeoDB format exports - Currently, our GeoDB (a.k.a. FileGDB) zip files require users to extract to a folder using the zip file name. In May, we will switch to compressing a folder with the state and county name format by default. This better aligns with ESRI guidelines for these files. In March, we will add a temporary SFTP folder, “geodb_new_structure”, with samples of the new exports for your testing. If you receive a cloud or other deliveries, we are happy to provide samples on requests.
Upcoming change to Regrid Feature Service
We’d like to inform you about an upcoming update to our Regrid Feature Service that will enhance error handling, aligning it more closely with ESRI’s standards. This change is designed to improve consistency and make error messages more readable and predictable, leading to a smoother and more reliable experience when working with the service.
As part of this update, errors will be handled more uniformly, which should simplify troubleshooting and provide clearer insights into issues that arise.
Please Note: For users who rely on custom Python scripts with error handling, some 400 errors will now be returned as 200 success responses with error messages, per ESRI standard. This may require adjustments to your error-handling logic to ensure your scripts continue to function as expected. This change will be implemented overnight between March 17th and 18th. Please let us know if you have any questions
We recommend reviewing any Feature Service connected scripts to minimize any potential disruptions. If you have any questions or concerns, feel free to reach out to us.
New Tileserver functionality coming soon - By default, our tileserver shows all parcels, including stacked parcels. In the coming months, we will be adding a feature that will let you display a flat tile layer, flatting stacks into a single geometry. The default behavior will remain unchanged. This will expand flexibility for tileserver users. More to come as this is implemented.
Snowflake Beta update - As a final reminder, we will be updating the schema for our Snowflake tables to use the Geography datatype and specifying EPSG:4326 for our parcel geometries in March 2025. This should improve geospatial operation performance. Those of you accessing through Snowflake will see this change at the end of March.
Past Data Update Emails - The full archive of our monthly

A technical Data Dictionary for the Regrid Parcel Record Schema is always available here: https://docs.google.com/spreadsheets/d/14RcBKyiEGa7q-SR0rFnDHVcovb9uegPJ3sfb3WlNPc0/
A machine-readable version of this list is included in the `verse` table available in all the formats above as well as CSV format for use in spreadsheets. To find the latest updates in verse, sort by 'last_refresh' and use the 'filename_stem' column to identify the file.
